Down Payment Assistance
Typically grants or low to no interest loans, down payment assistance programs are often exclusive to first-time home buyers but not always. Income limits can also apply with certain programs relative to Area Median Income (AMI).
- A grant does not need to be repaid and Lenders and local governments typically make these programs available. FHA, VA and conventional loan program availability.
- Loans include second mortgages, deferred payment loans and forgiven loans. These usually must be paid in full if you move, sell, refinance or pay off your main mortgage. A forgiven loan will be forgiven over a set number of years unless you move, sell or refinance before that number of years expire.
- Many of these same programs also can cover closing costs through a grant or loan.
